Typically, the type of service synonymous with land surveying. Simply put, this type of survey is to locate the boundary lines and corners of a certain parcel of land. This involves record and field research, measurements and computations to locate boundary lines and set boundary corners in accordance with state, and sometimes, federal laws. Easement lines, setback lines and physical encroachments may also be located in this type of survey.
The final steps of a boundary survey may involve preparing a map, corner record, record of survey, record plat, etc. and filing it with the County Surveyor.
In many cases, especially suburban areas, boundary corners have been previously established by a survey. When this is the case, your surveyor can recover, locate and verify the positions of your boundary corner monuments. The position and character of the existing monuments will be confirmed with the corresponding Survey Map, Parcel Map or Subdivision Map. Your surveyor can reset any missing or destroyed monuments. In most cases, , a Record of Survey Map or Corner Record may be required. Your surveyor will prepare the appropriate map and file it with the County Surveyor.
This type of survey is typically used by engineers, architects and designers for the design of site improvements or developments. Your surveyor will locate topographic features of the land, both natural and constructed, for example; buildings, structures, fences, walls, ground or surface elevations, trees, roadways, pathways and any other features required for your project. Your surveyor will prepare a detailed survey map and associated files to be used for the basis of your design project.
In certain cases, our clients have the desire and opportunity to subdivide or partition their tract of land into smaller parcels. This type of survey service will require your surveyor to perform a boundary survey showing property corners and survey data on a map in conformance with local and state law. Additionally, the process typically involves the preparation of a Tentative Map and Parcel Map or Final Map or Lot Line Adjustment. Your surveyor can perform the necessary surveys, mapping, and provide support throughout the entire process from application to final approval with the County planning department and survey department.
This service will supply a title company and lender with a boundary survey and location information for issuing American Land Title Association or Extended Coverage Title Insurance. These surveys typically illustrate the relationships of existing improvements on a parcel of land relative to the boundaries as defined by the deed.
In some cases, our clients require an easement for a certain use or to protect certain rights over another parcel of land. Typical easements for the location of underground and/or above ground utilities, access for pedestrians or vehicles, temporary construction, light, air and view, are some examples. This service involves the preparation of the necessary documents and maps associated with the creation of easements. Your surveyor will work closely with your legal counsel to ensure all survey related items are prepared in accordance with state law and local requirements.
